What are Property Development, Management and Investment?

Property Development, Management and Investment is the umbrella term used to cover various activities related to property management. The activities include property development, management and investment of residential and commercial properties in the UK. The term is also used in other countries and is recognised internationally.

The activities are undertaken by companies such as Harvard Grace Corporation which are in the business of property development and management. They have an active involvement with both property developers and property owners. These companies may own, manage or be involved in buying, building and selling residential and commercial properties and have a direct relationship with tenants, mortgage holders, creditors, investors and insurance companies.

They typically employ a wide range of staff including project managers, property managers, development managers, property investment specialists, property inspectors, property tax specialists, finance specialists, financial experts, property appraisers and other personnel who can provide the necessary services required to undertake a range of development, management and investment projects. Some of the companies may operate as joint ventures with other companies engaged in similar activities.

A key characteristic of most of these companies is that they generally concentrate on one type of property. This may include residential and commercial properties in a particular area, however other types of property, such as industrial, agricultural and retail properties can also be handled by these firms.

If, however, there are problems and issues that arise, they will liaise with the parties concerned, take steps to resolve the issues and then either submit an agreement to the client or refer it to their lawyer for review.
